Notice Of Complete Application Concerning a Proposed Plan of Subdivision

Take Notice that the Council of the Corporation of the Town of Collingwood has received an application for a proposed Plan of Subdivision under Section 51 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission under Section 51(19.1) of the Planning Act.

Location: 5 Silver Creek Drive, Collingwood 
(Huntingwood Trails Collingwood – East Lands)

The proposed development is located on the south side of Highway 26 West and north of the Georgian Trail.

Legal description: Part of Lots 47, 48 and 49, Concession 12; Town of Collingwood, County of Simcoe

Area: Approximately 29 hectares 

The purpose and effect of the proposed Plan of Subdivision is to subdivide the subject lands into lots and blocks for residential purposes. The Plan of Subdivision is proposed to consist of seven (7) lots comprised of single detached dwelling units, seven (7) lots comprised of 14 semi-detached dwelling units, and twelve (12) blocks comprised of 48 townhouse dwelling units. The proposal also includes two (2) walkway blocks, two (2) Environmental Protection Area blocks, one (1) Road Widening Block along Highway 26, and one (1) road with a proposed connection to the Huntingwood Trails ‘West’ lands, which received Draft Plan approval in September 2022.

Any person may make written representation either in support of or in opposition to the proposed Plan of Subdivision. 

If a person or public body would otherwise have the ability to appeal the decision of the Town of Collingwood but does not make oral submissions at a public meeting, if one is held, or make written submissions to the Town of Collingwood in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision to the Ontario Land Tribunal.
 
If a person or public body does not make oral submissions at a public meeting, if one is held, or make written submissions to the Town of Collingwood in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

Please note that the rights of third parties to appeal plans of subdivision decisions to the Ontario Land Tribunal have been restricted under the Planning Act.

The subject lands are also the subject of an application for a proposed Official Plan Amendment and Zoning By-law Amendment (File No. D0840223).

If you are the owner of any land that contains seven or more residential units, please post this notice in a location that is visible to all the residents.
